Nikis Resort occupies an ancient fortified hamlet in Località Pieve D'Agnano, on the hills south-west of Gubbio with wide views over the Assino Valley and towards the Umbrian-Tuscan border.

The property consists of a medieval church (Santa Maria di Agnano), a central fortress with tower used historically as a lookout, and additional stone buildings that together form a compact rural village, now restored as an albergo diffuso.

The resort structures are arranged across about 5 hectares of land with two outdoor swimming pools and landscaped outdoor spaces, designed to preserve original forms and materials such as stone walls and wooden beams.

The complex that now houses Nikis Resort is documented as dating back to 1137, with some sources noting possible earlier origins around 416 A.D.

It historically comprised the Church of Santa Maria di Agnano, a fortress with tower serving as territorial defence and lookout, and associated residential structures forming a small medieval village.

Historical records describe the site as influential in the social life of Umbria and the Marche from around the 13th century onward, before falling into disuse.

The property has been fully restored as a hospitality venue while preserving its medieval architectural character, original forms and materials including stone walls, wooden beams and the frescoed church.
